It
is possible to obtain a second mortgage UK on your property - this
is more commonly known as a secured loan. This second mortgage (or
second charge) sits on top of your primary mortgage. Interest
rates on second mortgages are often higher than those offered
on primary (first charge) mortgages -
although they are usually lower than the interest rates available
on un-secured loans. Although rates may be higher, this can be a
better option than a remortgage, particularly for applicants that
are currently tied in on their primary mortgage deal and would have to pay
a redemption penalty to remortgage. Second mortgage amounts available
usually range from £5,000 to £100,000, with terms ranging from
3 to 25 years.
Second mortgages or secured loans are
available for a variety of purposes - eg. Debt consolidation,
home improvements, purchase a car, holiday, business purposes,
to raise a deposit for another property etc. Some lenders will lend
up to 125% of the value of your property - subject to status of course.
Second mortgage loans may also be obtained by people who have
adverse credit - such as CCJ's, defaults, arrears or even past bankruptcy.
